Terms and Conditions

The Agreement

The rental agreement is between he “Guest” and the “Owner”. The contract is deemed to have been made once the “Guest” has paid a deposit and has been sent a confirmation of booking.

The “Guest” must be over 21 yeas of age at the time of booking.

Payment Conditions

To secure a booking a non refundable deposit of £150.00 or full payment of the cost of the stay is required. The deposit must be paid within 24hours of making a provisional booking or the provisional booking will be cancelled. A booking form must also be completed at this time and returned to the “Owner”. Bookings must be paid in full 6 weeks before the “Guest” arrival date. If the booking is less than 6 weeks from the start date the full cost of the booking is required. When you submit the completed booking form and payment the “Guest” will be required to read and accept these terms and conditions of booking. If the balance is not paid by the due date Luxury Holiday Homes Dorset (Dorset Holiday Lodges) reserves the right to relet the accommodation and retain the deposit.

The prices featured online are not binding. We reserve the right to modify these prices at any time. The price stated on the booking confirmation is binding.

As part of the final invoice a refundable £100 damage/Good Housekeeping deposit will be added to the invoice. Please see damage and additional cleaning section for more information.

Luxury Holiday Homes Dorset (Dorset Holiday Lodges) reserves the right, at all times, without statement of reasons, to refuse or cancel a booking.

The Lead “Guest”

The lead “Guest” has overall responsibility for the holiday home and is responsible for the conduct of all persons listed on the booking form and must agree that all “Guests” staying in the holiday home will be listed on the booking form and registered with the “Owner”. The Lead “Guest” must give access to the holiday home if required by the “Owner”, or Rockley Park staff or contractors. The “Owner” will not accept bookings from persons under the age of 21. No same sex groups are allowed, such as stag or hen parties. No smoking or vaping of any kind in the holiday home along with drugs or prohibited substances are not permitted in the accommodation or on site, at any time.

No pets are allowed, unless permission is given in writing. The holiday home must be left as found, clean, tidy and all rubbish removed.

Rockley Park is a family holiday park and anyone whose unreasonable conduct causes a nuisance to any other persons on the park will be asked to leave, a refund will not be given. Luxury Holiday Homes Dorset (Dorset Holiday Lodges) is not responsible for any loss of personal belongings. Let us know as soon as you realise if you’ve left something behind. We will do our best to find it, although Luxury Holiday Homes Dorset (Dorset Holiday Lodges) is not liable if not found or if it’s damaged. If its found it we will be returned to you, but the “Guest” will have to cover the package and postage costs. Vehicles, accessories and contents are left at the “Guests” risk. It is recommended that your holiday insurance covers loss or damage to personal effects.

In case of any maintenance issue please call 07920 292059 “Owner” and Rockley Park maintenance will be called. Please do not attempt to fix anything.

Arrival and Departure

In order for the holiday home to be cleaned and inspected, departures must be made before 10am on the day of departure; failure to vacate on time will result in an additional charge of £30 per hour.

No keys will be released before the designated check in time on the day of your arrival. Check in time is normally 3pm.

Damage and Additional Cleaning

Should any damage be caused to the holiday home, items missing or require in depth cleaning time, this will be chargeable and will be taken out of the £100 damage/Good Housekeeping deposit. All damage will be logged and photographs will be taken to assist the “Owner”. Should the £100 payment not be sufficient to cover the extra cleaning, damage caused, or items missing the “Guest” will be required to pay the outstanding balance, which must be received within 14 days to avoid legal action being taken.

Please note we do not permit the use of bath bombs, hair dye, fake tan or cosmetics of a similar nature that may cause staining to linen and soft furnishings. Blue tac or Sellotape are not to be used on any surface.

If there are no damages or independent cleaning required to the property or furnishings the £100 will be fully refunded within 7 working days, to the account details provided by the “Guest”.

PLEASE NOTE - Photographs are always taken and kept on file should any claim be disputed.

Cancellation

Any cancellation from the “Guest” must be in writing, via email. The cancellation will only become effective once the “Owner” has sent written confirmation of the cancellation detailing what, if anything, is owing to the “Guest” and any deductions that have been made. Please see REFUNDS section for entitlement to refunds.

It is important to note that we fully encourage all guests to take independent travel insurance at the time of making the booking with cancellation cover. Whilst we allow you to cancel your stay, we cannot guarantee that we will be able to refund any part of the payments you have already made.

If you are unable to travel to the accommodation for any reason, or do not arrive on the day of check-in without notifying us, this will be treated as a cancellation. Should Rockley Park refuse you entry or require you to leave the park due to government restrictions, or similar, no refund will be given by us. This does not prohibit a claim being made by you against the owners of Rockley Park who would be the party requesting you to vacate the park not ourselves.

Refunds

Cancellations made within 7 working days of your stay date, will not be refundable under any circumstances, as the stay cannot be remarketed.

If your dates are resold:

You will be entitled to a refund of all payments you have made to us minus:

(a) any reduction in the value per night of the new booking received compared with the rate charged to you for your stay per night;

and

(b) a £50 cancellation admin charge.

If your dates cannot be resold then:

If you cancelled six weeks or more prior to the check-in date we will retain the deposit you paid at the time of booking.

Less than six weeks to the check-in date we will retain all payments made and you will be liable for any outstanding balance payment.

If you are unable to travel due to personal illness (e.g. Coronavirus or other sickness), our cancellation policy will apply.

In the unlikely event that the “Owner” needs to cancel your holiday, we shall inform the “Guest” as soon as possible and refund all monies paid to us by you, within 14 days.

If Government policies restrict travel and you are unable to travel to stay with us, you will have the option to postpone your stay to a later date (subject to any differences in price applicable for the new dates).

Extreme Weather

Luxury Holiday Homes Dorset (Dorset Holiday Lodges) holds no responsibility for “Guests” who are unable to attend the accommodation due to extreme weather or traffic conditions (e.g. snow, flooding, high winds, road traffic accidents/congestion, train delays, etc.). If a “Guest” is unable to reach the accommodation due to adverse weather conditions or travel issues, you will lose your full payment and an alternative date will not be offered. “Guests” should ensure you have full holiday / travel insurance to cover such eventualities.

Luxury Holiday Homes Dorset (Dorset Holiday Lodges) accept no liability for events prior to or during your stay totally beyond our control, e.g. destruction of property due to flood, fire, earthquakes or acts of nature; or if the property becomes uninhabitable due to irreparable damage or on Health & Safety grounds that could not reasonably have been foreseen. In such instances, refunds will be at the discretion of Luxury Holiday Homes Dorset (Dorset Holiday Lodges).

LUXURY HOLIDAY HOMES DORSET (DORSET HOLIDAY LODGES) RESERVES THE RIGHT TO CHANGE OR AMEND THESE TERMS AND CONDITIONS AT ANY TIME.
